Project Description

The existing roof of the commercial warehouse is a multi-ply, built-up roofing (BUR) with a granular-surfaced cap sheet. However, the existing BUR has been losing its reflective granules, and the waterproofing asphalt has deteriorated. Additionally, the flashings and air conditioning curbs have developed cracks, which could lead to water infiltration into the building. Over time, the building occupants have been experiencing more and more leaks, to the point that it has become difficult to patch them reactively. The leaks have started to damage the occupants’ personal equipment and warehouse inventory.

Challenges

The tenant regularly imported and exported goods. It was crucial that the roofing project be seamless to allow the tenant to continue operating without any disruptions. The project involved installing an acrylic roofing system which didn’t require any extensive tear-off. This was important to avoid any impact on the tenant’s regular operation. An acrylic roofing system is a fluid-applied system that covers the existing roof system and provides waterproofing to the building.

Results
