Our Decision Framework: Repair, Restore, or Replace
Not every roof needs the same solution. The first decision on any commercial roofing project is which category of work the roof actually requires. HP Roofing Pro evaluates each project against a three-tier hierarchy, with the goal of recommending the least intervention that solves the problem.
Tier 1: Repair
Most commercial roof problems can be addressed with targeted repairs without replacing anything. Active leaks, flashing failures, minor membrane punctures, ponding-related deterioration, and seam separations are often repairable on otherwise sound roofs. When the substrate is intact, drainage is adequate, and the issue is localized, repair is the right call.
Tier 2: Restore with RainArmor
When repairs are no longer sustainable but the structure is sound, restoration with the RainArmor seamless cool-roof system is the right specification. RainArmor installs over the existing roof with no tear-off, combining waterproofing continuity, polyester reinforcement, and reflective surfacing into a single integrated system. Restoration is the right call when active leaks have returned despite repeated repairs, flashings have failed across multiple penetrations, seams have lifted across the roof field, the manufacturer warranty has expired on an otherwise sound roof, Title-24 cool-roof compliance is required, or the business cannot accommodate the disruption of a full tear-off.

Tier 3: Full Replacement
Full tear-off and replacement is the right call when the roof structure itself is compromised: structural deck damage that cannot be reliably restored, extensive moisture saturation throughout the insulation layer, a roof already overlaid multiple times (code limits typically apply), or building modifications requiring complete roof reconstruction. When full replacement is genuinely necessary, HP Roofing Pro handles that work too. The point is honesty about when it is necessary and when it is not. Some contractors push full replacement on every project because the contract size is larger; we don't.

For every project, the decision framework is applied during our free documented inspection. The team evaluates structural condition, moisture content, drainage adequacy, code limitations, your operational constraints, and your asset management horizon. The recommendation that emerges reflects what your roof needs and what your property strategy requires, not what generates the largest project. When more than one tier is genuinely viable, we provide pricing for each option in writing, along with the reasoning behind our primary recommendation. You decide with full information.
