BIA Properties owns one of the larger industrial roofs in our El Monte portfolio: a 44,000-square-foot warehouse under an aging built-up system. Across that much area the wear was extensive, granules washed away, waterproofing asphalt dried and cracked, and dozens of flashings and HVAC curbs split open and leaking. Tenants were seeing water damage to equipment and inventory, and spot repairs simply couldn’t keep pace anymore.
The Scale Argument Against a Tear-Off
On a roof this size, a full tear-off is enormously expensive and disruptive. BIA had been quoted roughly two to three times the cost of a restoration, plus weeks of an exposed, non-operational building. Since the structural deck was still in good condition, HP Roofing Pro recommended restoring rather than replacing, the option where the savings grow right along with the square footage.
A Single Continuous Acrylic Roof
We applied a fluid-applied acrylic membrane across the entire 44,000 square feet, turning a patchwork of failing sections into one seamless, watertight surface. The tenant kept operating the whole time. On a warehouse this large, the reflective white finish meaningfully cuts the cooling load, and BIA locked in a long-term, warrantied roof for a fraction of replacement cost.
