The BUR flat roof treatment is perhaps the most tried and true method in the roofing industry. It involves applying roofing felt, or tar paper, and asphalt-based roofing tar. These two are laid down in multiple layers and then topped with a layer of gravel or another reflective coating that assists with cooling and improves overall durability.
Maintenance to these types of roofs typically involves laying down more layers of roofing felt and roofing tar in order to strengthen existing layers. As these layers are reapplied, more weight is added to the roof and removing the roofing surface becomes more difficult should you elect to use a different composite material for your roof. BUR is one of the more budget-friendly options, however, the more modern flat roofing materials are better in terms of maintenance, weight, and durability.
Bitumen is a more modern flat roofing material that comes in 3 ft. wide rolls, making it simple to transport, handle, and apply. All that is required is rolling out the material and having the seams overlap to create a seal. You can finalize the seal by either fusing them with a torch or using an adhesive agent. Like the BUR material, there is a top layer of reflective coating applied to help with heat absorption and durability.
Ethylene propylene diene monomer, or EPDM, is comparable to a common rubber inner tube. EPDM is like modified bitumen in that it comes in large rolls and is easily applicable to large flat roofing surfaces. The rubber material is then glued to the roof surface. You can also elect to have EPDM installed with metal fasteners. EPDM roofs come with various benefits including durability (can last up to 20 years with little to no maintenance) and a dark tone that absorbs a great deal of heat. There is a reflective top coating and customers can elect to pay a little extra for the application of an additional EPDM membrane for more protection.
Polyvinyl chloride is a single-ply roofing material that is high-performance and commonly seen on larger commercial flat roof jobs. The seams between PVC sheets are fused together using a specialized heat gun, resulting in a membrane that is moisture repellant and has top-grade durability. Its natural white color helps with heat reflection and doesn’t require any additional coating or extra treatments.
PVC roofing is one of the more expensive options, but its price is justified by its long-lasting durability and impermeable membrane. Customers who elect to use PVC roofing stand a smaller likelihood of experiencing problems with the roof over time.
